Orange County’s residential Fence Permit route can reject an upload before a reviewer reaches the proposed layout: its PDF filenames are case-sensitive. The useful preparation is to check the permit type first, then the two exact filenames. County fence instructions

The dedicated fence page gives the material and structural distinctions. The general permit router uses a six-foot height threshold. Together they do not mean every project under six feet qualifies for the simple residential route.

Confirm that the parcel is under County jurisdiction rather than a municipality; an Orlando mailing address is not enough. The Zoning fence FAQ also calls for permits for repair/restoration, not just new fences. Parcel-specific restrictions remain a separate review from upload acceptance.

Match each PDF to its exact name

The County says only the homeowner or contractor may complete the application. It requires a legible, dimensioned site plan or survey showing the proposed fence to scale. PDF is the accepted format. Submission requirements

Preserve capitalization, hyphens and the space in the second name. The page displays the names without a .pdf suffix; follow the portal’s actual extension behavior rather than inventing a different naming convention. LSL checked these names on September 20, 2026, but did not submit an upload.

An easement acknowledgement carries obligations

If the proposed line is in an easement, the County requires its Easement Acknowledgement Form. The two-page form identifies the property, permit and recorded easement, with owner, witness and notarial fields. Follow its execution instructions rather than uploading only its first page.

The form says the owner bears removal or relocation costs if the easement beneficiary requires that work, and costs of damage to facilities. It expressly says the permit creates no property rights. County acceptance is therefore not permission from an easement holder or proof that private restrictions have been satisfied. Resolve the actual rights question separately; the form is not a substitute for that answer.

Approval, payment and the permit copy are different steps

The County describes a four-business-day response after submission. The result may be a deficiency or denial requiring correction, not approval. The Permits & Licenses hub is an official route into Fast Track. Its payment-receipt instructions for other zoning applications should not replace the fence page’s specific permit-retrieval step.

The fence page lists $38 plus fee-schedule items, with an additional $40 for a code-enforcement-violation case. That is not enough to calculate every project’s total; keep the itemized invoice.

It also says the permit expires within 180 days of “approval or submittal.” Because that wording does not select a single clear starting event, obtain the expiration date for the actual permit from the County rather than calculating one from a guessed date.
