Maitland’s posted residential HVAC change-out fee is $75, but the schedule adds $100 processing to its starred stand-alone permit category. Those two listed components total $175 before other charges. Comparing only the $75 line with a contractor’s permit allowance can leave out a substantial part of the administrative cost.
The current fee page identifies Resolution 07-2026, adopted June 22, 2026. It no longer supports LSL’s previous $46-through-$2,500 and 1.75%-above-that formula as current guidance. Those old examples are withdrawn, not relabeled as today’s rates.
Four limited subtotals from the posted schedule
These examples assume the City assigns one of the listed stand-alone residential categories and no reduction or exemption applies. The $100 addition comes from the starred-category instruction, not an LSL estimate.
| One residential permit category | Listed fee | Processing | LSL subtotal |
|---|---|---|---|
| HVAC change-out | $75 | $100 | $175 |
| Like-for-like water heater | $75 | $100 | $175 |
| Reroof | $200 | $100 | $300 |
| Demolition | $250 | $100 | $350 |
Method: add the selected row to $100. These are four separate illustrations, not four permits for an observed project. We have not assumed how processing would be assessed on a combined application. No contractor quote, average market price or completed invoice was sampled.
Find the missing lines before treating a subtotal as payable
The schedule separately lists state surcharge and card-payment charges, plus scope-dependent and conditional fees. They are excluded above. A subtotal is not an invoice merely because its arithmetic is correct.
For an invoice check, LSL suggests asking:
- Which permit category did the City assign, and where is its processing component?
- What amount was used as the basis for each surcharge or payment charge?
- Are other permits or conditional events included, and which ones?
- Does a contractor’s allowance cover only City charges, or also paid time handling the application?
Keep City charges and a contractor’s administration price separately labeled. Neither this table nor the contractor’s allowance establishes whether a permit, exemption or fee reduction applies.
If the charge concerns changed plans, also resolve Maitland’s conflicting revision-package instructions. A correctly calculated invoice does not settle which drawing set the City needs.
New construction needs inputs this page cannot supply
The posted new-building method uses square footage, current ICC valuation data and a building fee multiplier. The HTML refers to Exhibit A but does not state the numerical multiplier. LSL has not obtained enough inputs to reproduce a new-building total and will not substitute the former 1.75% rate.
Use the City’s permitting overview for its linked fee estimator and permit specialists: 407-539-6150, digitalplan@maitlandfl.gov. Request the applicable schedule and inputs behind a project-specific estimate. The overview still labels its fee link with an October 2020 date; the linked fee page itself identifies the June 2026 adoption. That older label is not evidence that the old calculation remains valid.
LSL read both complete pages and reproduced the selected additions on September 12, 2026. This comparison reports the currently posted schedule, not an independently established legal effective date, a tested private estimator session or an assurance that every possible invoice component has been captured.
