Berea’s published driveway FAQ says pavement wider than the garage requires Planning Commission approval before the building permit. It expressly describes this as an approval route, not a variance. Ask the City to classify the actual proposal rather than choosing the application label yourself.

Ask one measurable routing question

Give the City the existing garage width, existing and proposed pavement, a site drawing and photographs. Ask: “Does this proposed scope require Planning Commission approval under the City’s driveway guidance?” Save the response with that drawing version.

The driveway FAQ supplies the width distinction. The current Commission application packet also has a separate driveway-widening checkbox; the presence of a variance checkbox elsewhere on the form does not turn every application into a variance.

Resolve the copy-count conflict before filing

The FAQ says twelve copies. The packet linked from the City’s Building Department page says thirteen copies of the complete packet, including the application, intent letter and signed submission-guidelines sheet, with applicable supporting material.

That difference matters at the counter. Use the currently linked packet and confirm the copy requirement with the department at 440-826-5812; do not rely on LSL’s former generic instruction to “verify the copy count” without knowing what conflicts.

Commission materials must arrive physically by the relevant deadline. The City explicitly says not to submit them through the online building-permit system. Mailing a packet is not the same as having it received in time.

Pair the filing deadline with the intended meeting

The document lists meetings at 7 p.m. These are published calendar pairs, not confirmation that a particular application is complete or on the agenda. Check the current City calendar before arranging attendance. The guidelines require an applicant, owner, agent or designated representative in person, not virtual attendance.

Keep the Commission review charge separate from the later permit charge. The packet’s review-fee sheet lists $35 for other residential applications, but the City must confirm your category and amount. Its cover calendar is 2026; the application itself carries a December 2021 revision mark, not a claim that every rule was enacted this year.

Follow the decision into the field

  1. Classification: the City identifies the applicable review.
  2. Commission submission: deliver the complete physical packet and retain receipt or confirmation.
  3. Commission outcome: keep the written decision, conditions and approved plan.
  4. Permit issuance: obtain the separate building permit for that plan.
  5. Field results: arrange the pre-pour and final inspections, retaining corrections and results.

The general permit page asks for at least 24 hours’ notice and the permit number when scheduling an inspection. The driveway FAQ places the pre-pour inspection after forms are installed but before concrete, with a separate final after completion.

Do not schedule a pour from Commission approval alone. Ask the City to confirm the required permit and inspection result before advancing.
